Commercial Energy Performance Certificates


We work closely with a National Panel of Non-Domestic Energy Assessors who are all fully accredited and insured to produce Level 3, Level 4 or Level 5 Commercial EPCs on any type of Commercial property throughout Essex.  A Commercial Energy Performance Certificate must be in place before any commercial property is sold or let. A Commercial Energy Performance Certificate is more in depth than a domestic EPC, and needs to be carried out by a non-domestic energy assessor with the correct Level 4 or Level 5 NDEA qualifications.  

What areas do you provide Commercial Energy Performance Certificates?

We work closely with a panel of Non-Domestic Energy Assessors who are fully qualified to provide Commercial EPCs, Display Energy Certificates and SAP Reports (On Construction EPCs) throughout the whole of Essex.  All members of our panel of Non-Domestic Energy Assessors are fully accredited and insured, and we have Assessors qualified to NDEA Level 3, Level 4 and Level 5 Standards

What properties are exempt from needing a Commercial EPC?

You don’t need a Commercial Energy Performance Certificate (EPC Assessment) if you can demonstrate that the building is any of these:

  • listed or officially protected and the minimum energy performance requirements would unacceptably alter it

  • a temporary building only going to be used for 2 years or less

  • used as a place of worship or for other religious activities

  • an industrial site, workshop or non-residential agricultural building that doesn’t use much energy

  • a detached building with a total floor space under 50 square metres

  • due to be demolished by the seller or landlord and they have all the relevant planning and conservation consents

Do i need a Level 3, 4 or 5 Non Domestic Energy Assessor?

Our partner Non-Domestic Energy Assessors hold accreditation up to Level 5, and are qualified to produce Commercial EPCs on any type or size of commercial buildings.  Simply complete the Quote Request Form, and someone from our panel will contact you to discuss your requirements and ensure the allocated assessor holds the correct qualification.  

Level 3 Non Domestic Energy Assessor  

Level 3 relates to simple existing buildings with commonly occurring characteristics that can be modeled using the Simplified Building Energy Model (SBEM).  Typical examples of level three buildings include

  • Shops

  • Takeaways

  • Small Restaurants

Level 4 Non Domestic Energy Assessor  

Level 4 relates to new and more complex existing buildings with substantial air conditioning systems that can be modeled using SBEM.  Typical examples of level four buildings include

  • Large restaurants

  • Factories

  • Auto Mechanic Garages

  • Offices

Level 5 Non Domestic Energy Assessor  

Level 5 relates to the most complex new and existing buildings that will need to be modeled using Dynamic Simulation models. One of the main defining factors that will place a building into the level five categories is the complexity and amount of glass in the structure.  Typical examples of level five buildings include

  • Modern Libraries

  • Modern Offices

  • Shopping Malls

  • Modern University Buildings

Can I get a quote or advise for a Commercial EPC over the phone?

No, we cannot quote for a Commercial EPC, Display Energy Certificate or a SAP Report over the phone as we work with many Non Domestic Energy Assessors.  Your location and requirements will dictate which assessor is instructed and the price they charge.  Please complete the quote request form so we can source the most suitable assessor and the best price for you
